do's & don'ts of buying property in bali
We receive a large number of queries every month at Kibarer Property from all around the world who wants to buy/invest or retire in a beautiful villa of Bali. So we decided to provide you with a check list of what should you consider if you are one of those lucky fellas who are considering the same. So here are some do's and don'ts you need to follow while buying a property in Bali:-
DOs:-
- Choose a location you absolutely love, as real estate is all about location.
- If you love the location, foreigners will love it too. (Your potential customers for the investment)
- For example investment in Seminyak will be twice as much as other areas but so will be returns.
- For quieter and uniqueness go for a beachfront location in the North Bali.
- Define your budget.
- Building a villa in Bali can cost from 300$USD to 1000 USD per square and it doesn't include the furniture and finishing.
- Hire a good photographer if you plan to rent your villa
- Include a Villa manager in your budget if you are proceeding with the rental
- Always inquire about the real estate agency in the area before proceeding
- Only hire the agents with a registered real estate company in Indonesia
- Make sure that agent has a contract with the owner of villa/land you are planning to buy
- Make sure you fulfill all the legalities
- Consult with a lawyer to ensure all the documents are valid for whatever purpose you are going to use your villa for.
- Do a proper research on the permits like IMB, Pondok Wisata and vice versa.
DONTS
- Do not buy a property that's too far from the sea if you are looking for an investment
- Tourist will always want to be close to the sea
- Do not overpay, do your market research properly.
- Do not believe on false promises of unrealistic ROI
- Do not trust agents without proper licensing and companies.
- Do not go for buying properties which agents do not have a contract with
- Do not perform any transaction without a lawyer and a notary
