Can I get back my booking fees?
You can get your booking fees back anytime within 30 days with no questions asked.
If something should prevent you from getting it back within that time period, it won’t be lost. You can always deduct it against any purchase with Kibarer Property within a period of a year. The booking fee also entitles you to a complimentary stay in one of our villas for 2 days.
Can I transfer the property to somebody else?
Yes you can, without any difficulty. Our lawyer will be able to explain the process to you based on your scenario.
Is there any chance I can lose the property?
You can’t lose your property. It is a complete urban legend. If the title is legitimate and legally placed under your name, no one can come and claim it. Only the government can request this but with compensation like most of the countries.
If it is a leasehold title, only you will have the right to use the property during the duration of your lease period.
Can foreigner buy a villa under his name?

What are the other fees involved if I decide to purchase with you?
It depends on which package you choose with us. There is an all-inclusive package so you won’t need to worry about ANY extra cost on top of the price we quote you.
How much is the notary fee?
The cost of the notary in Indonesia is 1% of the purchase price.
What do I need to do to buy in Bali?
It is not complicated at all. Just choose one of our villas. We will only need your passport copy and your signature.
Can I buy without being in Bali?
Yes you can. Many of our clients appoint a power of attorney (POA) to sign the transfer of deed on their behalf. This is a simple process and can be done remotely. Even your friend or lawyer can be appointed as your POA.
It is without any risk, especially if you buy one of our products where you can choose to pay at the time of delivery.
What guarantee can you give me that you will finish the property?
This is something unique that Kibarer Property does to make buyers feel secure. You can pay us at the delivery of the development and if we are late, we pay you a penalty. No risk for the buyer.
How long does it take to build a villa?
It depends on when you jump into the deal. It usually takes about 12 months if we start from ground.
Is there a builders guarantee on the villa? If yes, what does it include?
Depends on which payment package you are on. It will be guaranteed with the backup of an international company for up to 5 years.

What are the penalties if you are late?
It will depend of the villa you chose but we will compensate you for the daily rental you would have earned.
Can I rent out my property?
Yes you definitely can. Every Kclub or build from our team is rentable. Our property management team is ready to assist you with this.
How much will be the cost of maintenance for my Villa?
It will depend of the villa.
From our experience, it will cost between $200 to $500/month - which is the rental revenue you can get for just a 2 or 3 night stay.
How much will be the cost to rent my villa?
It will depend of the package you chose.
It can cost you nothing if you decide to let us fully manage it with some limitations on how many days you can stay per year.
Should you choose to use your property whenever you want, the cost of management will be 5% of gross.
Do you Give a loan?
Yes we offer 50% financing for up to 36 months on our developments.
What is the payment structure?
It will depend on the package you choose. You only need to make a 30% down payment and we can tailor make a payment plan for you.
Can I change the design of my villa?
We can accommodate decor changes but not structural.
Where are the best Areas to invest?
This is a very difficult question since Bali property is diverse. You can invest anywhere. If it is well done, you will make money. This is common sense. The question is more about where is it the most profitable.
We took 2 key parameters into consideration during our analysis :
Where you can expect capital gains per SQM2 and where the rental is highest.
By combining these 2 parameters, 2 areas area that came up as investment hotspots are North Canggu - from Pererenan to Tanah lot - and Ubud.
How long will it take to re-sell a property in Bali?
It will depend of the price of course! But if it is priced fairly, it will take from 2 to 6 months.
